Our most recent condo sale in Redondo Beach was a beautiful ocean view 1Ā bedroom condo in The Village located at 640 TheĀ VillageĀ #104,Ā Redondo Beach CA 90277.

The condo was scheduled to hit the market in mid January after doing some updating and upgrading,Ā  but the sellers asked that we try to find a buyer prior to doing any renovation.Ā  We found an agent/buyer and the condo sold off market and actually closed and recorded on January 18th.

Although the condo was a first floor unit it had some pretty nice ocean views as the 630 and 640 buildings have two levels of parking so they’re almost a full story higher than the other buildings.

Welcome to the 2022 real estate market recap for condo sales in The Village Redondo Beach and Seascapes 1, 2 and 3.Ā  Overall it was a fantastic year for both the number of home sales and the actual sale prices.

There were 29 on market condo sales in this area of South Redondo Beach.Ā  The average list price was $890,014 with the average sold price at $905,784 meaning that homes generally sold at full price or higher. That did peak during the summer with the fall and winter months seeing that trend reverse and most homes selling below the listing price towards the end of 2022.

Another big month for home sales and home prices in the city of Redondo Beach.Ā  Welcome to the April 2022 month in review for home sales in Redondo Beach California. The real estate market in Redondo Beach was very strong once again with 76 homes selling and closing escrow during the month compared with 74 in March. The average “asking” price for the homes that sold was $1,474,590 with the average sold price at $1,611,603 meaning that, in general, homes sold WAY above the asking price.

February 2022 was another slow month for closed home sales in Redondo Beach with only 37 on market (listed on the MLS) homes closing escrow during the month.Ā 

In comparison there were 60 homes sold in February 2021 and the high mark of 101 in June of 2021.

The average “asking” price for the homes that sold was $1,244,162 with the average sold price at $1,330,530 meaning that, in general, homes sold dramatically over the list price.

The condo is in fairly nice condition and the the first floor location has pros and cons.Ā  Unfortunately the location doesn’t really allow for a view as it’s on the lowest level and pretty far to the east of the building (further from the water).Ā  The benefit of first floor is that it’s the only level that’s allowed to have hardwood floors.Ā  One nice aspect is that the 620 building is very far from the busy street of Catalina so compared with some higher number buildings there’s no traffic noise
