2023 by the Numbers

Welcome to the 2023 year in review for home sales and home prices in Redondo Beach.

2023 was a slightly slower year for home sales in Redondo  with a total of 565 homes selling during the year. The lower number of sales was not due to a lack of demand, but a lack of inventory as there were fewer listings than in years past. A large part of the slow down was due to higher interest rates, but not necessarily due purely to buyers.  Due to the higher rates, there were fewer homeowners willing to sell their home in order to upsize, downsize or relocate and make a big jump in rate and monthly payments. When you have a current interest rate, as many due, in the 4%, 3% and even the 2% range it’s hard to consider selling and buying at 7%.

That said prices were impressive and the number of homes sold still made for a solid year.

The highest priced home sale in south Redondo (not including the Hollywood Riviera that saw the oceanfront home at 417 Paseo De La Playa sell for $17,500,000) was another oceanfront home at 709 Esplanade that sold for $10,825,000 in August…..which happens to be back for sale just months later at $11,900,000.  See the active listing for 709 Esplanade Redondo Beach, CA. The highest priced home that sold in north Redondo was a new construction single family home at 2403 Ralston Lane, Redondo Beach, CA 90278 that sold for $3,950,000 back in September.

September Home Sales Decline But Prices Jump in Redondo

September Sees 40 Closes Home Sales in Redondo Beach

An Incredible average price of $2,004,165!

Welcome to the September 2023 real estate recap for home sales in beautiful Redondo Beach.

September was a bit slower  in terms of the number closed escrows for Redondo Beach real estate with 40 home sales last month.

Despite the lower number of sold homes……prices were phenomenal!  The average “list” price was $2,036,675 with the average sold price at $2,004,165 which is pretty incredible. The median sold price was an impressive but more reasonalbe $1,492,500.

Homes averaged $922 a square foot. Homes that sold averaged 43 days on market before going into pending status which was considerably higher than the 27 DOM in August.

The top sale of the month was an oceanfront home on Paseo De La Playa that sold for $17,500,000.

Our most recent condo sale in Redondo Beach was a beautiful ocean view 1 bedroom condo in The Village located at 640 The Village #104, Redondo Beach CA 90277.

The condo was scheduled to hit the market in mid January after doing some updating and upgrading,  but the sellers asked that we try to find a buyer prior to doing any renovation.  We found an agent/buyer and the condo sold off market and actually closed and recorded on January 18th.

Although the condo was a first floor unit it had some pretty nice ocean views as the 630 and 640 buildings have two levels of parking so they’re almost a full story higher than the other buildings.

Welcome to the Redondo Beach real estate market in 2022.  Here’s a brief overview of the year that was.  Both the number of home sales and home prices in Redondo Beach CA continued to be impressive.    There were 658 houses, condos, townhomes and multi unit properties sold during the twelve months of 2022.

The median sales price was an impressive $1,450,000 for the homes that sold and average price per square foot was $849.

Homes averaged only 18 days on market before going into escrow.

Welcome to the 2022 real estate market recap for condo sales in The Village Redondo Beach and Seascapes 1, 2 and 3.  Overall it was a fantastic year for both the number of home sales and the actual sale prices.

There were 29 on market condo sales in this area of South Redondo Beach.  The average list price was $890,014 with the average sold price at $905,784 meaning that homes generally sold at full price or higher. That did peak during the summer with the fall and winter months seeing that trend reverse and most homes selling below the listing price towards the end of 2022.

The average price per square foot was $1076 and homes averaged 22 days on the market before going into escrow. Take a look below at all of the homes that sold in The Village and Seascape.
