Just Sold off Market - 640 The Village #104 Redondo Beach

Represented the seller - Sold for $695,000

Our most recent condo sale in Redondo Beach was a beautiful ocean view 1 bedroom condo in The Village located at 640 The Village #104, Redondo Beach CA 90277.

The condo was scheduled to hit the market in mid January after doing some updating and upgrading,  but the sellers asked that we try to find a buyer prior to doing any renovation.  We found an agent/buyer and the condo sold off market and actually closed and recorded on January 18th.

Although the condo was a first floor unit it had some pretty nice ocean views as the 630 and 640 buildings have two levels of parking so they’re almost a full story higher than the other buildings.

New Condo Hits the Market in South Redondo at The Village

The latest condo on the market in South Redondo is a 1st floor,  one bedroom condo located at 620 The Village #105. 

This is a probate sale requiring court confirmation which definitely adds a level of complexity and requires a very patient buyer, but often equates to less competion.

The condo is in fairly nice condition and the the first floor location has pros and cons.  Unfortunately the location doesn’t really allow for a view as it’s on the lowest level and pretty far to the east of the building (further from the water).  The benefit of first floor is that it’s the only level that’s allowed to have hardwood floors.  One nice aspect is that the 620 building is very far from the busy street of Catalina so compared with some higher number buildings there’s no traffic noise

610 The Village #317 – 2 Bedroom Oceanview Condo Closes at $1.1M

It isn’t often that a 2 bedroom sellss in The Village as they are fairly rare to evenThe Village ocean view condos in Redodo Beach CA hit the market.  We’re happy to report that a 2 bedroom top floor condo did just sell for the full price and closed at $1,100,000.   As they are so rare it’s no surprise that 610 The Village #317 closed pretty quickly.   610 is the furthest north of The Village buildings which definitely puts it in a fairly quiet location.  The home was in nice condition and had been well maintained but was a bit dated and there was some value add possibilities.  Having said that the views were wonderful and it was in great shape so it’s a great buy for the new owner.   With one bedrooms nearing the high $700s now, $1,100,000 for a top floor two bedroom in this condition was just about right.

Search the current condos for sale in the Village and Seascape buildings.

Due to the layout and configuration of the buildings in The Village (600 addresses) each floor only has two 2 bedroom units so they just don’t come available very often. With a 3rd floor location it means it’s just about as close to the water as the condos get. The units are just a bit under 1,000 square feet and have a nice open layout. As with all of The Village the grounds and amenities, including the use of the neighboring Ocean Club facilities, are fantastic.

Redondo Beach Home Prices and Home Sales in November

The real estate market in Redondo Beach was fairly solid with 72 closed home sales during the month and a median sales price of over $1.0M.   The market is definitely slowing in December but that’s not unusual as December is always one of the slower months for real estate and homes sales in Redondo Beach.  The median list price was $1,039,500 and the median sales price was $1,032,500 indicating a very solid seller’s market.  The highest price of the month was at $2,994,000 for new construction at 404 S Gertruda and the lowest price of the month was $425,000 for a one bedroom condo in Brookside Village in South Redondo.
